Sleeping & Bathing
Bedroom 2 (En Suite)
Extra large private bedroom suite with king size four-poster bed and two walk-in wardrobes.
This secluded bedroom suite enjoys both the sunrise to the east and sunset to the west through solid oak plantation shutters.
An extra large en-suite bathroom with a large bath tub, separate rain cloud power shower, toilet and twin basin unit.
Space for extra single beds on request.
Bedroom 5
A funky bunk room that sleeps four across two robust comfy bunk beds.
This room is located right next to the family bathroom and has oak plantation shutters with views through a copper beech across the paddocks to the west.
There is a child safety gate attached to this room if required for use.
Information for families and large groups
Two travel cots with bedding and a changing table unit/changing mat are also at the property.
The house is set up for 12 people to sleep in (plus a travel cot), but there is the option to comfortably accommodate 4 more guests in the bedrooms for bookings of 7 nights or longer on request at an extra charge.
Cooking & Feasting
A large high-spec kitchen/breakfast room enjoys views across the paddocks, opening directly on to the outdoor lounge. The kitchen adjoins both the utility room and a large light south-facing dining room with windows to three sides.
Exquisite throne chairs surround a 3.5m Victorian dining table for feasts and a modern wood burner adds extra warmth in the winter. There is also a children’s table with 4 chairs for smaller guests.
Please note the main dining table can accommodate 12 people with the large throne chairs. If booking for more guests, the additional breakfast dining table can accommodate a further 6 people and can be easily relocated to the dining room area as there is plenty of space.
There is a large outdoor dining area and a Weber BBQ for when the sun shines.
Playing & Relaxing
The games room/playroom is very well equipped for all ages! There is a wide selection of toys for toddlers, youngsters and adults. Upstairs there is a further toy cupboard.
Outside there is a top-of-the-range jumbo size Springfree trampoline and a play area with slide and swings and many garden games, including giant Connect Four and a croquet set.
The large, cosy lounge has a giant wood burner and 75” Art TV. Solid oak plantation shutters and three large comfy feather-cushioned sofas.
Chill in the outdoor lounge and then warm-up in the evening around the large fire pit (with lid for snuffing).
Spa bath and Hydro Massage shower in the main bathroom.

Hotel quality linen and towels are provided and we strive to provide a stress-free service during your stay with a professional laundry service every week.
There is a washing machine and tumble dryer at the property for personal laundry.
Utility Room: A second dishwasher, washing machine and tumble dryer are all located here. We also provide a bed and pet bowl for any furry friends.

During your stay, the Estate Manager is never that far away if you have any questions.
Important Notes
All the bedrooms have high-quality linen and towels managed by a professional laundry company.
There is a child safety gate option for one of the bedrooms and two travel cots with bedding are provided at the property. Children’s sized table, cutlery and crockery for little ones in the property.
There is a separate utility area with a second dishwasher, washing machine and tumble dryer.
Well-behaved pets are very welcome free of charge. Bowls and 1 pet bed provided.
Parking for 6-8 cars.
Security camera over parking area only.
Please note: strictly no entry into the stud farm and surrounding fields adjoining the garden. Contact the Estate Manager who lives on site to retrieve any stray footballs.
December bookings can expect the house to be decorated for Christmas.

Guest Access
Easy access to the property with plenty of parking in the courtyard – enough for 6-8 cars.
There is a lock box enabling entry to the property at a time of your convenience on arrival.
You are booking the entire Stud Farm house and its private garden. It is fully fenced, safe for pets and children to explore.
The former grooms annex, garages, fields and the stud farm are strictly private.
